Reference 310 - Crete Senesi

ASCIANO - This beautiful property (300 mt. a.s.l.) situated in the Crete Senesi at abt.7 km from Asciano and Trequanda and 4/5 from San Giovanni d'Asso, is composed of two buildings each on two floors. The property is fenced in with a electronic iron gate.

The larger building, of abt 600 sqm (some internal walls are 1.5 mts thick) is from the 1300's. Shaped as a horse shoe, it is partially restored, respecting tradition (new roof with modern insulation finished with old roof tiles to maintain the original aspect with wooden beams on sight).
Some of the rooms on the first fl. are liveable ( living/dining room with fireplace and kitchen corner, bedroom and bathroom.

Each floor has a large central living space and 9 rooms (the project includes 4 bathrooms). The prospective buyers can change the disposition of the rooms at this stage, which is why the inner partioning of the rooms has been left at its basic stages.

The other building, totally restored, is L-shaped and hosts an apartment of abt 60 sqm (kitchen, living/dining room, bedroom, bathroom) in one wing. Underneath this apartment are storage rooms and a workshop that could be connected to the apartment above for extra space or for extra bedrooms. The other wing (210 sqm surface) is partially occupied by an indoor swimming pool (6x12 m) with sitting area, dressing room and bathroom. A door in the pool area connects with the apartment. Beautiful stone built villa designed by an architect in 1976 for his family use. Located in a fantastic position on the side of a Chianti hill at only 11 kms from Siena and Castellina in Chianti, it has the advantage of basic shops and utilities in a small centre at only 2 kms.
The property is surrounded by 4.15 hectares of private land which is all fenced in. Part of the grounds have olive trees and most of it is kept as a beautiful garden with a pool (5 x 10 sqm) with a section for children. The pool is in need of repairs. The main house measures 310 sqm and develops on two floors, with other connected structures hosting three additional bedrooms and a laboratory/storage room, measuring 18 sqm and including a wood burning bread oven.
