VILLA TIBERINA Villa

The Villa completed restoration in 2005 and sits on the ruins of an ancient Church dating back to the 11the Century. The Church was probably built to serve the community of the nearby medieval hamlet, which is only 500 meters from the Villa. Situated at 600 meters altitude on a green plateau surrounded by the Apennine Mountains, the Villa offers 360° views over the countryside below.

It is optimally served by the nearby hamlet that offers general food store, restaurant (specialized in truffles and mushroom dishes), and a pizzeria. Monterchi is at 12 kms and has a supermarket, shops and restaurant. It is also an ancient town that merits a visit just to see Piero Della Francesca’s famous painting, La Madonna del Parto. Città di Castello at 17 kms offers all shops. Arezzo is at 42 kms, Perugia is at 70 kms, Firenze and Siena are equidistant at 120 kms, Roma is at 237 kms and access to the A1 Autostrada is in nearby Arezzo.

The Villa is surrounded by 5 hectares of private grounds with woodlands. It is fenced in for privacy and access to the grounds is by way of a gate with electronic key. There is a private 6 X 12 meter (infinity pool heated with solar panels) with depths that run from 1.6 to 2 meters. The grounds also offer parking spaces for 5 automobiles, and the garden has furnished panoramic terraces and shady areas with pergolas for those guests who want peace and calm.

The Villa is built in stone and sits into the side of the hill, offering a graceful development of the Villa on various levels. Main entrance is into a hallway with sitting room and glass doors to a terrace. All the doors are equipped with wrought iron grates and both the doors and the windows have mosquito screens. Up two steps from this sitting room is the spacious living room with fireplace that is the fulcrum of the Villa. An open staircase leads from the living room to the lower floor. To the left of the living room next to the fireplace, a door opens into the master bedroom with ceiling fan (all bedrooms are equipped with ceiling fans) and private, ensuite complete bathroom with bathtub.

Through an open passage from the living room is a TV room with satellite TV and, again, open staircase leading to the upper floor. WIFI is provided in the Villa.

The upper floor landing hosts two identical twin bedded rooms, one with private ensuite bathroom with washbasin, shower stall and WC. The second bedroom has access to its private bathroom from a door in the landing (this bathroom is identical to the first one).

The staircase leading to the lower level opens directly into a spacious central kitchen. The kitchen is complete with gas range, electric oven, large fridge with freezer, and dishwasher. There is an internal stereo system with diffused music throughout most of the Villa. Through the kitchen, a large open arch leads into the dining room. Two glass doors in the kitchen and two glass doors in the dining room open outside onto a furnished terrace that is ideal for enjoying one’s meals while gazing at the countryside views. The terrace has table and chairs, a barbecue and pergola on one side that is refreshing in the heat of summer.

There is a laundry room with access from the outside that hosts the washing machine for guest use. From the dining room, an open passage leads to a landing with door to a complete bathroom with shower stall, and, up two steps, door to a double bedroom.

The Villa is comfortable and well furnished. The floors are in handmade cotto tiles, and the ceilings are with wood beams. Central heating and firewood are payable on consumption. There is mandatory maid service charged at Euro 120 per week that is to be paid on arrival to the caretakers. The maid comes three times a week for three hours each time. Extra maid service can be arranged and costs Euro 12 per hour. There is a baby cot available.

Because of the dislocation of the Villa on various levels, it is not ideal for children between 2 and 7 years of age who need to be watched. Smoking in the bedrooms is not appreciated. Meals can be prepared as long as you request them at time of booking.
