This beautiful Villa is situated on a hilltop from which it dominates the soft hills of the Chianti Fiorentino. At 3 kms is a small medieval hamlet with basic shops. Fiano at 4 kms offers some shops and facilities, while Montespertoli at 8 kms offers all restaurants, shops and facilities. Firenze is at 28 kms, Pisa’s airport is at 50 kms. Public tennis courts are at 10 kms, while the Ugolino Golf Club is about 15 minutes away by car. The Villa is positioned in a strategic location providing easy access to the central historic and artistic cities of Tuscany such as Certaldo, San Gimignano, Vinci, Volterra and Lucca – all at less than an hour’s drive.
Asphalt roads reach the property, except for the driveway which covers about 800 meters of good dirt track leading to the entrance gate. The Villa was restored in 2008 and is built in stone in Leopoldine stile with tower and solid baselines. Surrounded by about 1 hectare of grounds, the Villa has carefully tended lawns, with large shady trees and some olive trees.
The raised part of the garden hosts the private 4 x 10 meter infinity swimming pool, that is surrounded by a furnished terrace from which you have beautiful views over the underlying countryside dotted with olive trees, vineyards, and farmhouses – probably the same landscape witnessed by Leonardo on his roaming through the Tuscan countryside searching for the miracles and beauties of the natural world.
There are also several furnished and paved terraces located around the Villa, and there is also a hot tub (Jet-Pool) next to the patio on the side facing the swimming pool. The hot tub is for guest use at no extra charge, but an additional damages deposit of Euro 500 will be requested should you decide to use it.
Through the entrance gate is the parking area from which the main frontal entrance of the Villa is easily reached – it faces south. A large arched portal opens into a spacious beautiful entrance hall with doors on either side. At the end of the hall opposite the entrance is the staircase leading to the upper floor. To the right of the stairs, and always in the hall, is a niche where the original wood-burning oven has been restored and preserved. It is, however, not in use.
A door on the left of the entrance hall opens into a spacious 54 sqm open plan room with three beautiful vaulted brick ceilings that correspond to three separate sections of the room. To the left is the spacious living room with glass doors that open onto a terrace that is furnished with comfortable easy chairs and faces west. In the living room is the satellite TV (LCD screen) with DVD, telephone and Internet connection.
On the right of the living room is the large formal dining room, and past it is the elegant kitchen, all done in a light tan pastel colour. The kitchen is fully equipped with gas range, ventilated electric oven, dishwasher, large fridge and freezer combo, microwave oven, electric Espresso coffee machine, toaster, kettle and other kitchen robots. The washbasin is a large carved block of red Verona marble. In the dining room, a door opens into a utilities room with washing machine, dryer and ironing equipment.
The last door next to the kitchen, leads up one step to the outside covered, spacious patio (27 sqm) divided into two sections: a built-in sitting area with large comfortable cushions that runs along two walls, and a dining area with mobile barbecue in the second section. A large archway opens onto the garden to the west, while a second arched window space facing north opens onto the external Jet-Pool.
Back in the entrance hall, there are two doors on the right. The first one leads, up one step, into the spacious and elegant guest WC. The second door leads, again up one step, into a spacious suite with double bed and glass door that leads, up one step, to the outside garden on the eastern side of the Villa. A short corridor in the suite leads to the complete private bathroom with shower stall and bathtub.
The original travertine staircase leads from the entrance atrium up to a landing with door to a second flight of stairs (6 steps) that open into a spacious living room with large open hearth fireplace, TV with LCD screen and internet connection. Through an open passageway in this room is a small kitchenette with 2 electric hobs, washbasin and small fitted fridge. At the top of the stairs, to the right and down a low step, is a door opening into a study with wrought iron sofa that can be offered as extra single bed (ask your agent about the additional cost). A door in the study opens into a short hallway with door to a large complete bathroom with both bathtub and shower stall. At the end of the hallway is the door to the master bedroom with double bed. A door in this room opens back into the living room.
Another door in the living room next to the fireplace opens into a hallway with door on the right to a double bedroom, a door in the middle that opens into a complete bathroom, and a last door at the end of the hallway that opens into a twin bedded room (the beds can be united into a double on request).
The Villa is elegant and furnished with impeccable good taste that reminds one of the Orient but done with Italian designer furniture. The materials used are of the highest quality with black and white as dominating colours that are very relaxing. The bedrooms all have safes and WIFI Internet connections. The three main bathrooms are spacious, elegant and finished in travertine marble and they all have both large shower stalls with sliding crystal glass doors and designer retro bathtubs in cast iron with lion paw feet. Hair dryers are provided in each bathroom.
The double beds cannot be divided. The floors are in cotto tiles and the ceilings boast wood beams on sight.
Air conditioning is included in the price, while central gas heating is charged at Euros 50 per day. Mandatory maid service is provided three times weekly for two hours each time and costs Euros 120 per week. Extra hours are charged at Euros 20 per hour. Linen is changed twice weekly. The Villa is luminous, spacious and quite technologically advanced in its electronics.
