IL PONTICELLO Villa

Beautiful independent stone house that is situated at the foot of one of the hills that dominate Lake Bolsena. The house is surrounded by a spacious 10,000 sqm garden that is bordered on three sides by large shady trees and open in front to allow a clear view of the lake. At the rear of the house is an olive grove. The house has its own private access and the entire property is fenced in to afford maximum privacy. Parking is within the grounds. The garden is fully furnished and has oaks, alders, plane and fruit trees that provide shaded areas. Throughout the spring and summer, the air is scented by the flowering linden trees, the rosemary shrubs and the jasmine growing on the walls.

Il Ponticello is situated halfway between Roma (120 kms) and Siena (105 kms) in a region, Tuscia, that has maintained its agricultural status while remaining outside of the circuits of mass tourism. The entire area is of artistic, historical and naturalistic interest. Such small towns as Tuscania, Pitigliano, Sovana and Civita di Bagnoregio, all lesser undiscovered jewels, are within a few kms.

All shops and facilities are at 5 kms in the towns of San Lorenzo Nuovo and Gradoli. Il Ponticello is at 30 kms from Orvieto which has ancient etruscan origins and stands on a limestone hill. The gothic cathedral is one of the most beautiful examples of Italian Gothic architecture. Bolsena is at 8 kms and offers all facilities with free beaches and should be visited to see the digs at the ancient roman site, the paleochristian catacombs and the medieval castle. In spring the inhabitants cover the streets with designs made using petals of different flowers in a ceremony called Infiorate. Lake Bolsena is at 1.6 kms. Surrounded by woodlands, vineyards and olive groves, lake Bolsena offers a series of interesting small restaurants with fresh fish that is brought in daily. There are 38 kms to Viterbo, 65 kms to Todi, 105 kms to Perugia, 120 kms to Assisi and the seaside at Monte Argentario is at 80 kms.

The house is exquisitely furnished and develops entirely on the ground floor. Main entrance is into a hallway. To the right is the spacious living/dining room with fireplace and panoramic glass doors that open onto a furnished paved patio that faces the lake. A door in the dining area leads into the kitchen that is equipped with gas range, electric oven, fridge, freezer, dishwasher and fireplace with grill. A door in the kitchen opens to the rear of the house.

From the entrance hall, to the left is a corridor leading to a single bedroom with private complete bathroom with shower. A door in this bathroom connects it to the corridor. At the end of the corridor is the door to the master bedroom which is entirely done in fitted wood paneling and has its own private complete bathroom with bathtub. This bathroom is executed in travertine. In front of the bed is a panoramic window that offers a wonderful view of the lake.

The house offers washing machine, telephone, TV, baby cot and stereo set (tapes, compact disc and tuner) and central heating. During low season, when heating is required, gas will be paid on consumption. Firewood is offered for free by the owner.
