This typical farmhouse is located in the centre of a large 150-hectare estate that is entirely fenced in. The house was recently restored and it develops on three levels on the side of a hill. Surrounded by hills and woodlands, it offers a beautiful panorama. The private 6 X 12 meter swimming pool is situated on a raised plateau just in front of the house and it borders with some of the grazing paddocks where horses are raised. The farmhouse is reached by 1 km of dirt tract. Guests have the run of the estate and its many trails, with the exception of the areas that are marked off-limits by closed gates.
The position of the estate makes it ideal for visiting the historical cities of Tuscany, Umbria and Lazio. Acquapendente with all shops, facilities and train station is at 4.5 kms. At 18 kms is the Archaeological Park instituted by UNESCO, which comprises the Etruscan tombs at Sovana, Pitigliano and Sorano. Lake Bolsena is at 25 kms, Siena is at 100 kms, and Rome and Perugia are equidistant at 120 kms.
Lawns on the various levels surround the farmhouse. The lowest level is at the rear of the house, with the lawn bordered by a wooden fence. On this level are the doors to the two additional suites provided in the version for 12/14 persons. They comprise a double bedroom and private complete ensuite bathroom with shower stall each (the beds can be separated into twins on request). Main entrance is in the front of the house on the poolside. A vestibule leads through the main door into the spacious living room with fireplace. This living room is quite cosy and offers wood beamed ceilings: there is a stereo with CD and a nice library with international books in it.
Through the living room and down one step, is an open passageway leading into a sitting room with wood and iron staircase that leads to the upper floor sleeping area of the house. This room has a Chester sofa, writing table and TV with DVD (not satellite). A door under the staircase opens into the ground floor service bathroom (WC, washbasin, bidet). A second door in the sitting room leads, down one step, into the spacious, liveable kitchen that is fully equipped with gas range (6 hubs), ventilated oven, fridge with freezer, and dishwasher. At one end of the kitchen is a utilities room where cleaning equipment is kept and where the washing machine and ironing facilities are located.
There are two symmetrical openings in the kitchen that open into the delightful, luminous dining room with fireplace and glass door that leads outside to a paved terrace which offers a table and chairs to dine out “al fresco” and a wood burning oven for baking bread and pizza. There is another door in the dining room that leads down one step into a utilities room with another exit to the outside and where the pool cushions and the barbecue are stowed when not in use.
Back in the sitting room, the staircase leads up to a landing (children need to be watched when climbing the stairs as the iron-latticework has large spaces in the design) with a hallway leading off to the right. First door on the left in the hall opens into the master bedroom with complete ensuite bathroom with bathtub. The second door on the left in the hall opens into a twin bedded room. The first door on the right in the hall opens into a small bathroom that is complete with WC, washbasin and shower stall. Up one step in the hall is a second landing with doors on the left and on the right.
They open into two twin bedded rooms each with ensuite complete bathrooms with shower stalls. One of the bedrooms has a door that opens outside and is kept closed for safety reasons. These last two twin bedded rooms are where children usually like to sleep, and they are equipped with an additional single bed each. There is a baby cot.
Most of the floors are done in beautiful parquet, and most of the ceilings are with wood beams in traditional style. The house is furnished very comfortably. Gas for central heating and fireplace wood are payable on consumption during heating season. Mandatory maid service is provided three times weekly for three hours each time and costs Euro 105 per week. Dinners can be arranged if requested at the time of booking. The beds in the twin bedded rooms can be connected if so notified at time of booking and the windows have mosquito screens.
