Fully restored apartment located on the second and top floors of a building dating back to 1913. Its location, on the central road that crosses the small town of Panzano in Chianti, both in direction of Siena and Florence, is ideal for those who do not want to use a car. The bus stop (SITA) to Florence is at just five minutes walk from the house. There is public parking in the vicinity or (when lucky), just below the house.
Shops and facilities are within walking distance, Greve in Chianti with a good COOP Supermarket, is at about a ten minutes drive from Panzano, while Florence and Siena are both at about 30 km. On the Ground Floor of the building where the apartment is located is a furniture restoration workshop that belongs to the same owners.
The main access to the apartment is from a small portal on the gr. Fl. in common with the owners who occupy the lower floor. From the entrance hall an original “pietra serena” stairway leads up to a landing on the first floor with private door to the apartment.
The entrance door opens onto a small hall with 5 doors. One opens into the large and very bright open kitchen with dining area. The kitchen is fully equipped with gas stove (4 hobs), electric ventilated oven, and fridge. Dishwasher and washing machine are fitted under the counter. There are also a coffee maker, a toaster and a kettle.
An open wooden staircase leads from the dining area level up to a mezzanine with glass door that opens onto a completely private roof terrace on the side of the house away from the road. The terrace is facing southwest over the vineyards of the famous Conca D’Oro Valley, with a magnificent view over the Chianti hills in the distance. This is one of the most famous views in Chianti and may be enjoyed from the bedroom windows as well. The terrace is large and comfortable (abt. 8 sq meters) enough to allow guests to have breakfast or dinner in the open air and being completely private, it is also ideal for sunbathing.
A second door opens into a large living room with Satellite TV, DVD, stereo, fireplace and foldout sofa bed. The third door on the left of the entrance hall opens into a large double bedroom with ensuite complete bathroom with shower stall. The fourth door on the right opens into a spacious twin bedded room. The fifth door gives the access to a bright and modern bathroom complete with shower stall with curtain. Both bedrooms are situated on the back of the house, opposite to the road that is usually fairly quiet during the night. During the day it is inevitable that some traffic noises can be heard.
The apartment has been restored preserving the traditional style of construction, the beautiful terracotta tiled floors and wood beamed ceilings. The apartment is also comfortably furnished with rustic and antique pieces in every room. ADSL internet access is included in the price. Heating is centralized and charged at 1 Euro per liter (normal consumption at medium temperature). A mid-week mandatory cleaning is effected and costs 40 Euros, while additional maid service is available at 9 Euros per hour.
