The Villa: Kitchen - dining room - living room - study - 3 double bedrooms - 1 double bedroom with 2 extra beds - 1 double bedroom with extra bed - 5 bathrooms. The property accommodates between 10 and 13 persons.


This beautiful hamlet that is built in bricks and stones dates back to the 10th Century. Originally, it was a tower, then a typical water mill and today is a comfortable Villa. The property is in a privileged position only 3 kms from Gaiole in Chianti with all shops and facilities, and 8 kms from Radda in Chianti that is also full of shops and restaurants. Castellina in Chianti and Siena are both about 30 minutes away by car, and Florence is about an hour’s drive. Other important cities within reasonable distances are San Gimignano, Lucca, Pisa, Arezzo, Cortona, Montalcino and Montepulciano.

Since it is located near the asphalt road, it is easily accessible also for low sports cars and ideal for those who hate dirt tracks. Private access to the Villa is from a short driveway that leads to a covered parking area. A practical Kitchen garden is located close to the Villa and guests are encouraged to use the produce from the garden during their stay. The thick vegetation on one side of the property hides it completely from the secondary road that passes on the side of the property and reduces noise to a minimum.

The property consists of two separate parallel structures, the main Villa, and a second building that is divided into two independent apartments. Lawns and flower gardens with very large trees surround the structures. The property covers 2 hectares of well-kept grounds. There is a swift little stream that runs through the middle of the property on its way to connect to the larger Arbia River that in turn, pours its waters into the Mediterranean Sea.

The large swimming pool (7 X 14 meters, with depth from 1.30 – 2.40 meters) with diving board and steps built into it is set in a secluded part of the garden, surrounded by woods. It is reached by crossing a wooden bridge over the stream. The area surrounding the pool is furnished with loungers, tables and chairs. There is a Barbecue, bar fridge, and a covered table with Gazebo where music can be available if required. The pool is private for guest use only.

The owners, who are helpful but very discreet, occupy an apartment in the second building. They are a wonderful Australian couple who will be on site to help guests in any way they may wish, but if privacy is required, they will be more than willing to keep to themselves.

The structure will only be let to one group or family, and not offered as individual accommodations.

The Villa was recently renovated and great care was taken to ensure this was done sympathetically, respecting the historical structure of the building. Wherever possible, authentic materials were used so that, whilst the property has all the comforts of a modern Villa, many of the original features – including meter thick walls, wood beamed and tiled ceilings, and cotto floors still remain. The Villa and grounds have far reaching views towards the Castle of Meleto and the hilltop medieval village of Vertine.

The Villa has two entrances, though the one most commonly used, since it is the closest to the parking area, is from a covered terrace with a feature dining table sitting on two wine barrels with 12 matching chairs. Up one low step, is the entrance into the spacious kitchen with large central table. The kitchen is fully equipped with gas range (5 flames), ventilated electric oven, large fridge with freezer, dishwasher, and microwave. To the left of the kitchen through an open passageway is a corridor with utilities section with washing machine, ironing equipment, fan and mobile clothes hanger. Up one step from this area, is a bathroom with shower stall and WC. Continuing through the corridor is the formal dining room.

An open brick archway in the kitchen leads into the spacious living room with fireplace, Satellite TV, DVD, and mini stereo system. The room is airy getting its light from a large window and glass door that faces the courtyard between the two structures. The ceiling is in small cotto vaults.

Up one step from the living room, a door opens into the formal dining room with a large glass door that also faces the courtyard. The original bread oven with its ancient cotto tiles, still occupies one of the dining room walls. It was used for baking when this room was actually open to the outside in the period when the structure was a mill. It is a feature not now in use.

One of the walls is stone and here too, the ceilings are with small cotto vaults. There are cotto floors throughout most of the ground floor. Next to the wood oven, a door framed in pietraserena stone, leads up one step to a landing with stairs to the first floor. Another door in the dining room leads, up one step, into a large double bedroom with two additional single beds. A door in this room remains closed for services.

The first floor is reached by two short sets of pietraserena stairs. At the top is a hallway perpendicular to the stairway. All the floors on this level are in ancient cotto and all the doors are originals set into the pietraserena frames. The ceilings here are all wood beamed and tiled. To the left of the hall is a door that remains closed. Again, on the left, and up one step, is a second door to a double bedroom (bed can be separated into twins on request) and single additional bed. It faces the garden in direction of the parking area.

Across the hall is a sitting room/study with large fireplace that is not used since there is a decorative wood stove set inside of it. A door to the right of the study opens into a spacious bedroom with French bed. A short hall leads from this bedroom to a complete spacious ensuite bathroom with shower stall. Across from the study, a second door opens into another double bedroom, also with ensuite complete bathroom with shower stall and window.

Back in the landing, to the right is the door to an elegant, spacious bathroom with painted and tiled walls. It develops on two levels. The lower level hosts a washbasin and window, while on the upper level is WC and bidet; a large bathtub is set with sliding glass panels to close it if it is used as a shower stall. The bathroom also has a skylight. The last door on the right is into the last of the spacious double bedrooms with French bed and complete ensuite bathroom with shower stall and window facing the garden.

The Villa offers central gas heating that is payable on consumption during heating season together with firewood, a baby cot, high chair, and ADSL internet connection with WIFI. Guests can bring their own computers. The mobile phone signal has been boosted. If requested at time of booking, chef service and baby sitters can be organized.

The owners also include two menus as part of the optional service. Guests will be able to choose from a typical menu for € 30 per head or a Tuscan steak BBQ for € 45 per head on those evenings they want to eat in casually. This offers an alternative to a visiting chef experience that is typically more expensive.
